Real Estate Photo Checklist for Agents
Everything You Need to Prep a Home for Beautiful, Market-Ready Images
Great listing photos don’t just happen, they’re the result of clean, well-prepared spaces and intentional presentation. As a real estate photographer in the Vancouver, WA area, I’ve seen firsthand how a few simple steps can drastically improve the way a home presents online.
Here’s a full checklist to help you and your sellers get every space photo-ready before your next session.
Exterior Checklist
Move vehicles out of the driveway or away from the home
Close garage doors completely
Sweep porches and walkways
Mow the lawn and trim shrubs or hedges
Remove trash bins, hoses, lawn tools, and garden clutter
Turn on outdoor lighting if available
Clean windows and glass doors (especially those with scenic views)
Interior – Whole House
Turn on all lights and replace any burnt-out bulbs
Open blinds and curtains to maximize natural light
Clear all surfaces (tables, counters, desks) of clutter
Hide phone chargers, remotes, tissue boxes, and visible cords
Remove seasonal or personal decorations
Tidy bookshelves, mantels, and coffee tables
Put away toys and pet items (bowls, crates, beds)
Empty all trash bins
Clean mirrors, windows, and shiny surfaces for reflection control
Kitchen
Clear countertops of all appliances and utensils
Remove magnets, notes, or items from the refrigerator
Wipe down all counters and stainless steel surfaces
Add a simple centerpiece (bowl of fruit or greenery) if desired
Bathrooms
Close toilet lids
Remove toiletries and products from counters and showers
Hang fresh, neutral-colored towels
Empty trash cans
Wipe mirrors and chrome finishes
Keep décor minimal (small plant, folded towel, etc.)
Bedrooms
Make the beds with clean, neutral bedding
Clear nightstands and dressers of personal items
Hide cords, chargers, and clutter
Remove items from under the bed if they’re visible
Straighten curtains and open blinds
Final Touches
Turn off ceiling fans and TVs
Make sure all light bulbs are the same color temperature (warm or cool)
Close all interior doors unless advised otherwise
Hide or neatly coil any exposed extension cords
Do a full walkthrough to spot any stray items or distractions
Why This Matters
Buyers want to envision themselves in a clean, welcoming space — not someone else’s lived-in home. Following this checklist allows the photography to do its job: highlighting the space, the flow, and the light. It also helps you and your client get the most out of your marketing.
